Los Feliz is a quaint neighborhood located between Hollywood & Silver Lake at the foot of Griffith Park.

In Los Feliz, you’re going to get all the amazing things that go along with a village. Like community, boutique shops, personable service, and pleasant people. If you’ve ever lived in New York City, or visited NYC, and walked down the sidewalks of Midtown West, Greenwich Village, or the Lower East Side, you know that there’s a certain feel that can’t be duplicated. Well, try walking down Vermont Ave in Los Feliz, from about Prospect up to Franklin Ave. The sidewalk cafes, fun random shops, ice cream parlors, old brick apartments above bars, and lively people watching will capture that feel as well as anything in Los Angeles.

That’s right, Los Feliz offers both the small town charm, and a classic big city neighborhood vibe. Here’s some more information on Los Feliz.

ATTRACTIONS

Griffith Park: I don’t know if you’ve heard, but Griffith Park is pretty spectacular. Bike, hike, barbeque, tennis, golf, vintage trains, pony rides, the observatory, breath-taking sunsets, and just plain nature. It’s all in Los Feliz’s backyard.

Movies Houses: What’s better than a single beautiful old movie house that transports you back to the Golden Age of cinema? TWO old movie houses! The Vista and the Los Feliz Three are the quintessential nostalgic theaters, where you can see some of your old favorites, plus the big new releases.

Barnsdall Park: Located on top of a bluff with great views of Griffith Park, Beverly Hills, and downtown, you’ll find a beautiful green space, artist studios, and fun events every weekend.

Great Food: Since top-notch restaurants and foodie havens are scattered all over this hot little neighborhood, Los Feliz is perfect for the budding or seasoned foodie. Mediterranean, Thai, Italian, Turkish, Middle Eastern, Indian, American Fusions, classic diners, unique desert shops, bakeries….you name it.

FACTS

Demographics: As of a 2000 census in Los Feliz, there were 70.54% non-Hispanic White, 3.77% Black or African American, 0.43% Native American, 8.61% Asian, 0.16% Pacific Islander, 2.37% from other races, and 6.45% from two or more races. 16.48% of the population were Hispanic or Latino of any race. The median income for a household in Los Feliz was approximately $97,104. Current trends suggest an increase in household income.

Average Rent Prices: Near the Village, and up towards Griffith Park, you’ll find a median rental price of $1,200 to $1,600 per bedroom. South of the Village to the border of Silver Lake, you’ll find median prices dipping to $1,000 to $1,500.

PROS & CONS

Pros: As community as community gets in Los Angeles. Los Feliz is a true village-style neighborhood, with a heavy focus on community events, local social interaction, and home-grown food and products. The vibe of Los Feliz is different than most neighborhoods in Los Angeles, and should be experienced firsthand.

Cons: Nice spots/not so nice spots. Los Feliz has some very nice areas, with beautiful homes and top-notch restaurants, which can be pricey. However, there are also areas in the neighborhood that are somewhat dirty, and attract homeless people. There are cheaper options for homes and food in these areas, but it’s hard to find a true middle-ground.
